The quick and successful sale of your house starts now. By spending a few minutes preparing for your photo shoot, you can accelerate the sale of your house and increase your home’s perceived value.
Lighting
Make sure that all of your light bulbs work and are the same color temp (incandescent vs fluorescent vs LED all produce different colors of light)
Decor
Less is more. Decor should be minimal, generic, and add color or life to a room.
Remove personal items from walls, surfaces, etc. Allow potential buyers to imagine themselves in the house.
Adding a pop of color to the room is a good idea.
Kitchens
Display minimal, high quality, neat looking appliances.
Remove clutter from counters, dish towels from cabinets, etc.
Remove floor mats to better show the flooring.
Fresh flowers can help add a pop of color to the room.
Pets
All pet items should be hidden from view for the photo appointment.
Please crate or remove pets prior to photographer arrival.
Outdoor Areas
Tidy all outdoor areas of pool tools etc.
Fresh mulch can help garden areas look much better.
Trim bushes and trees away from important areas like windows and doors.
Hide garbage cans, recycling bins, etc, and do not schedule photos on trash / yard day.
Turn on any yard features (fountains, waterfalls, pool things, etc)
Remove any vehicles from driveway and park 2 houses away.
Day of Shoot Prep
Turn on every single light in the house.
Turn off all ceiling fans (interior and exterior)
Pull curtains back from windows and completely open blinds (pull blinds, don’t just rotate them)
Remove all clutter possible (TV remotes, all bathroom items, items on kitchen counter, soap and shampoo from baths and showers, etc. Less is more. Yes, we can photoshop that, no, we do not do it for free!)
Lock pets up or remove from premises prior to photographer arrival.
